6. Maintenance, Repairs & Vendors

REALTY Management coordinates third-party vendors, technicians, contractors, housekeeping teams, and operational personnel on behalf of property owners.

7. Emergency Authorization

REALTY Management may take reasonable operational action without prior owner approval when necessary to:

8. Payments & Billing

Invoices, operational reimbursements, reservation balances, retainers, and service fees are payable according to the terms established in the applicable proposal, invoice, reservation agreement, or management agreement.

9. Limitation of Liability

REALTY, including REALTY Vacations and REALTY Management business divisions, shall not be held liable for:

10. Property Access Authorization

Clients authorize REALTY and its designated personnel, contractors, vendors, and operational partners to access properties when reasonably necessary for:

11. Intellectual Property, Marketing Assets & Media Usage

All photography, videography, cinematic content, branding materials, marketing assets, listing content, copywriting, advertising creatives, digital campaigns, visual identity elements, and promotional materials created, produced, commissioned, or distributed by REALTY, REALTY Luxury Vacations, or REALTY Management remain the intellectual property of REALTY unless otherwise agreed in writing.

REALTY reserves the right to use such materials for:

Property owners, guests, partners, vendors, or third parties may not reproduce, distribute, modify, resell, repurpose, sublicense, commercially exploit, or transfer Realty-created materials without prior written authorization from Realty.

Any unauthorized use, reproduction, or commercial exploitation of Realty’s marketing materials, visual assets, branding elements, or creative content is strictly prohibited.

Unless otherwise specified in writing, the creation of marketing materials or digital assets by Realty does not constitute a transfer of intellectual property ownership rights to the property owner or any third party.

12. Confidentiality & Privacy

REALTY values discretion, privacy, and client confidentiality.

Operational, financial, reservation, and property-related information shared with REALTY will be treated confidentially and disclosed only when operationally necessary or legally required.

13. Termination of Services

Either party may terminate services according to the conditions established in the applicable agreement, proposal, reservation, or management contract.

Outstanding invoices, approved expenses, committed reservations, and operational obligations remain payable upon termination.

14. Governing Law

These Terms & Conditions shall be governed and interpreted under the laws of the Republic of Costa Rica.

Any disputes arising from Realty’s services shall be subject to the jurisdiction of the competent courts of Costa Rica.

15. Acceptance

By using Realty’s services, booking accommodations, approving proposals, making payments, signing agreements, or engaging operational support through Realty Vacations or Realty Management, the client acknowledges acceptance of these Terms & Conditions.
